Considering Renting Out A Home?

Renting Out A Home? A second property is a fantastic investment and can help generate extra income or serve as a savings plan for when you retire. As well as the financial benefits, fixing up a property to rent out can be a fun project, allowing you to show off your creativity without having to touch your own home. Now all you need is some tenants to move in, which hopefully you’ll find easy with these tips.

Make it presentable

Appearance is everything when it comes to leasing a home. It’s important that it looks as good as it can get. This means ensuring that it is thoroughly cleaned, with the same level of care you’d expect it to be returned to you at the end of a tenant’s lease. The paint job, flooring and all furniture must also be in good order to stand a chance of leasing your property to others.

Take good photos

Word of mouth and descriptions are no longer enough to market a property to prospective tenants. Everyone wants to see something online before they go to view somewhere. This means you’ll need to take some good photos. Cell phones have excellent cameras now, so there’s no need to go spending money on an expensive camera or photographer to get the right images. Do some studying on the best way to take photos of an apartment or home and ensure that you do so when the lighting is at its best.

Draw a floorplan

Another thing that possible tenants will want to see is a floorplan.  A floorplan can help them work out how much space they’re getting for their rent, as well as help them plot furniture and other details in advance. Floor plans are easy to create with the right tips and could help you get your place leased out ahead of others on the market.

Make it a home

Even if you intend to rent your property unfurnished, there are still things you can do to make it look more homely and to show people what it would be like to live there. Adding in a few pieces of furniture, which can be rented, borrowed or even brought in from your own home will make it look more appealing to prospective renters, and will show them how to make use of space. Add a few personal touches such as photographs or framed prints to add some color and personality to the space.

Familiarizing yourself with common home dangers will mean that you can be confident that your property is safe for others to live in, and will save you a lot of trouble from legal fees and lost rent if a dispute were to happen.
