Rent Research Strategies For Dallas, Texas

I have moved so many times in my life. I would say I have probably moved much more than the average person. However, for nearly 18 years I have at least stayed in one state. Once I got to Texas I just stayed!

The hardest thing about living in the areas that we have lived here in Texas is cost. It’s a bit pricier here on housing, but savings on other things in life are better here it seems. This is why rent research is important.

While doing rent research I found out that according to Zumper, The average rent for a 1-bedroom apartment in Dallas, TX is currently $1,249. This is a 7% increase compared to last year.

Rent prices did go up, but right now it seems some rentals seem to be staying level which is good considering the state of things right now in the world. I don’t think many people could pay an increase, but there have been increases on some rentals.

Zumper says that over the past month, the average rent for a studio or a 1-bedroom apartment in Dallas remained flat. the average rent for a 2-bedroom apartment did increase by 2% to $1,687.

I found out that there are a total of 2524 apartments for rent available in Dallas, TX at the moment I am writing this. The most common are 1-Bedroom apartments. 4-Bedroom apartments are the hardest to find in Dallas.

So Zumper is a site that is used by millions of people when it comes to needing to find a place to rent. Whether it be houses, apartments, condos, or even just a room. This is one of those times that the internet comes in so handy!

You can find and apply for rentals in Dallas, Texas right from home online since the rental applications are digital and they can even do the credit report checked with Zumper’s screening service. It’s pretty safe and is powered by TransUnion.

Also, the listings on Zumper are updated in real-time so you can be the first to see new listings as they come in. I have struggled with other sites not being updated, I would find something and try to get information only to learn that the property had already been renting and nothing had been updated, such a waste of time.

It was great to be able to see all of the areas that make up Dallas on Zumper, this way you could really see what areas are much more affordable. Say, like Uptown vs Downtown, etc.

The pricing differences are pretty big! I saw places starting at $599 for a 1 bedroom and ranging all the way up to nearly $1800 for a 1 bedroom. You should be able to find something to fit within your budget, or you could expand out from the area a bit and do some rent research there as well.

Making sure you can afford what you get is so important! I had found some amazing online calculators not too long ago that are super helpful (they’re free to use as well). Everything from cost per square foot, to budgeting to help you to afford what you need and want.

Setting up a budgeting worksheet can be really helpful too. You can find free and paid ones all over the internet and I am sure you can find one that meets your needs. I hope this helps you with your move to Dallas!
